Project Description
This is a 71 unit redevelopment of the historic Barkly Hotel in Footscray. It involved the refurbishment of the existing hotel building for commercial and community-based space and the demolition of the rear of the building to accommodate the construction of an apartment tower. The complex comprises 36 studio apartments (including 6 disability modified), 12 one bedroom units, 23 two bedroom units, a roof terrace, bike store, community arts space, gallery and a cafe. The building also houses the Yarra Community Housing West Tenancy and Metrowest teams.
Project Partners
This project was made possible through funding of over $13.5 million from the Office of Housing, $2.2 million from the Victorian Property Fund and a donation of $50,000 by the Salih family. Other important partners include Western Region Health Centre, Lentil as Anything, H3 Alliance, Stoll-Long Architecture and LU Simon.
Design Features
The building has the following environmentally sustainable and general design features: Energy saver gas space heaters Cooling and natural ventilation through cross flow ventilation using central stair-case chimney with temperature sensitive louvres, ceiling fans in units and air flow security doors on all units External vertical louvre screens (manual) to balconies for screening sunlight, heat or privacy Gas boosted solar hot water with storage and quick recovery capacity Storm water retention tanks (total capacity of 28,000L) for irrigation of garden beds and flushing of toilets to commercial space Sunscreen roller blinds in all living rooms and block out roller blinds in all bedrooms Electronic access control and CCTV security Free common laundry facilities for studios including high speed, water efficient, front loading machines and provision for washer and dryer in two bedroom units Secure bicycle storage Rubbish chute on all residential levels for general rubbish and recycle bin room on each level for comingled recyclables
